What we see in Highlands Ranch basements

Highlands Ranch is a basement-finishing town.

Most homes here went up between 1981 and the 2000s with a big full basement left unfinished on purpose, on Front Range ground at about 5,920 feet elevation. A few lots sit near Big Dry Creek and its floodplain. A finished basement here lives or dies on egress, radon, soil, and the right Douglas County permit. Here is what we plan for.

The big unfinished basement

Builders here handed a lot of homes over with a huge open basement and nothing but a furnace down there. That is the easiest square footage in the house to add. We turn it into a real lower level with bedrooms, a rec room, a bar, or a theater.

A legal egress bedroom

Want a bedroom down there? Current code needs an egress window big enough to climb out of and a proper window well. Many Highlands Ranch basements never had one. We cut it in, waterproof the well, and that is what makes the bedroom legal and safe.

Radon comes first

The Front Range, including Douglas County, has high radon potential. We test and, where it is needed, rough in a radon mitigation system before the walls close up. It is far cheaper to plan for now than to retrofit into a finished basement later.

Expansive soils and floating walls

The claystone under this area swells when it gets wet, so basement slabs move. That is why homes here use floating walls that let the slab shift a little. We frame to that standard and set the footings below the 36-inch frost line so a heaving slab does not crack your new drywall.

HRCA reviews the egress window

The finish work inside is not HRCA design-reviewed, but cutting a new egress window and well into an exterior wall is an exterior change. The Highlands Ranch Community Association usually reviews that, so we get the approval lined up before demo.

The Douglas County permit

Finishing a basement adds walls, electrical, and often plumbing, so it pulls a permit through the Douglas County Building Division in Castle Rock and gets inspected at each stage. We pull it and schedule the inspections so the work is legal and it protects your home value.

Highlands Ranch basement questions

What homeowners ask us.

Do I need a permit to finish a basement in Highlands Ranch?
Yes. Finishing a basement adds walls, electrical, and often plumbing, so it pulls a permit and gets inspected. Highlands Ranch is unincorporated, so that permit goes through the Douglas County Building Division in Castle Rock, not a city hall. We pull it and schedule the inspections. Confirm current fees with Douglas County.
Can I add a legal bedroom in my Highlands Ranch basement?
Yes, but a basement bedroom needs an egress window that meets current code for size and a window well big enough to climb out of. Many 1980s and 1990s Highlands Ranch homes were left with a big unfinished basement and no egress. We cut in the egress window and window well as part of the job. That is what makes the bedroom legal and safe.
Should I worry about radon when I finish my basement?
It is worth planning for. The Front Range, including Douglas County, has high radon potential, so we test and, where needed, rough in a radon mitigation system before the walls close up. Doing it during the finish is far cheaper than adding it later.
Does cutting an egress window need HRCA approval?
Often yes. The finish work inside is not reviewed by the Highlands Ranch Community Association, but cutting a new egress window and well into an exterior wall is an exterior change, so HRCA usually reviews it. We help you get that approval before we start, along with the Douglas County permit.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
