What we see in Denver bathrooms

Denver bathrooms come with a few predictable surprises.

After enough bathrooms in this city, the calls start to rhyme. Older Denver homes were built with one small bathroom and plumbing that is now near the end of its life. Here is what usually turns up, and how we handle it.

Most Denver bathrooms we work on are in homes near Cherry Creek and the South Platte River, built not long after the city was founded in 1858. At 5,280 feet elevation, the dry mile-high air and the old expansive clay soils are part of every job here, and a few of these blocks sit inside a Denver historic district.

The one tiny original bath

A 1920s bungalow in Platt Park or Congress Park usually has a single 5x7 or 5x8 bathroom for the whole house. We either make that room work harder with a smarter layout and a walk-in shower, or we add a second bath so the mornings stop being a fight.

Cast-iron and galvanized pipe

Open the wall in a pre-1950 Denver home and you often find galvanized supply lines rusted half closed and cast-iron drains on their last decade. While the wall is open, we swap what we can reach, so you are not tearing out new tile in two years.

Plaster and lath, not drywall

Older Denver walls are plaster over wood lath. Demo is dustier and the walls are rarely plumb. We seal the room off, run dust control, and shim things back to straight so your new tile sits flat.

Adding a primary suite up top

Pop-tops and second-story additions are everywhere in Berkeley, Sloan's Lake, and Cheesman Park. When you add one, the new primary bath is the fun part, and the plumbing stack and venting are the part we plan for so it passes inspection.

Waterproofing done right

Most bathroom callbacks in this town are leaks from a shower that was never waterproofed correctly. We build showers with a real waterproof system behind the tile, not just backer board and hope.

The Denver permit

Move plumbing or electrical and it pulls a permit with City and County of Denver and gets inspected. We handle the paperwork and the inspections. It protects your home value, and it means the work is actually to code.

Denver bathroom questions

What homeowners ask us.

Do I need a permit to remodel a bathroom in Denver?
If we move plumbing, add or change electrical, or move a wall, yes. That work pulls a permit with City and County of Denver and gets inspected. A like-for-like cosmetic refresh may not. We pull the permit and schedule the inspections so it is done to code. Confirm current fees with the city.
My house has old cast-iron and galvanized pipes. Do those get replaced?
Usually yes, at least in the wet wall we open up. A lot of pre-1950 Denver homes still have galvanized supply lines that have rusted closed and cast-iron drains near the end of their life. A remodel is the right time to replace what we can reach.
Can you add a second bathroom or a primary ensuite?
Yes, and it is one of the most common asks in older Denver neighborhoods where the house has one small original bathroom. We add baths in a pop-top, a former closet or bedroom, or a basement, and handle the plumbing runs and the permit.
How long does a Denver bathroom remodel take?
A standard full bath is often about three to five weeks once materials are on site, longer if we hit surprise plumbing behind plaster or wait on inspections. We give you a real schedule up front.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
