What we see in Golden bathrooms

Golden bathrooms come with a few predictable surprises.

Golden has been a town since it was founded in 1859 and incorporated in 1871, and a lot of its bathrooms still reflect that. Older in-town homes were built with one small bath and plumbing that is now near the end of its life. Foothills homes bring their own twists with wells and septic. Here is what usually turns up.

The one small original bath

A home near the 12th Street Historic District often has a single tight bathroom for the whole house. We either make that room work harder with a smarter layout and a walk-in shower, or we add a second bath so the mornings stop being a fight.

Aging supply and drain lines

Open the wall in a home built before 1950 near Clear Creek and you often find old supply lines that have corroded and drains near the end of their life. While the wall is open, we swap what we can reach, so you are not tearing out new tile in two years.

Plaster and lath, not drywall

Older Golden walls are plaster over wood lath. Demo is dustier and the walls are rarely plumb. We seal the room off, run dust control, and shim things back to straight so your new tile sits flat.

Foothills baths on a well and septic

Many homes in Genesee and Lookout Mountain run on a private well and an on-site septic system. Adding fixtures can change the septic sizing, which Jefferson County permits. We check what your system can carry and plan for hard-water spotting on glass and fixtures.

Waterproofing done right

Most bathroom callbacks in this area are leaks from a shower that was never waterproofed correctly. We build showers with a real waterproof system behind the tile, not just backer board and hope.

The right permit for your address

Move plumbing or electrical inside the city and it pulls a permit under City of Golden Municipal Code Chapter 15.08 and gets inspected. Foothills homes permit through Jefferson County. Adding a bath in a foothills addition above 6,400 feet in elevation can also trigger a wildland-urban interface defensible space review. We handle the paperwork and the inspections.

Golden bathroom questions

What homeowners ask us.

Do I need a permit to remodel a bathroom in Golden?
If we move plumbing, add or change electrical, or move a wall, yes. In the city that pulls a permit with the City of Golden Building Division under Municipal Code Chapter 15.08 and gets inspected. Foothills homes in unincorporated Jefferson County permit through the county. A like-for-like cosmetic refresh may not need one. We pull the permit and schedule the inspections. Confirm current fees with the city or county.
My older Golden home has one small original bathroom. Can you help?
Yes. Homes near the 12th Street area were built between the 1870s and 1920 with a single small bath. We either make that room work harder with a smarter layout and a walk-in shower, or we add a second bath so the mornings stop being a fight.
We are on a septic system in the foothills. Does that limit a new bathroom?
It can. Many Genesee and Lookout Mountain homes are on a private well and an on-site wastewater treatment system (septic). Adding fixtures can affect the septic sizing, and Jefferson County permits that work. We check what your system can handle and plan the bath around it.
Why does my shower glass and fixtures spot so fast here?
Hard water is common on the Front Range and on foothills wells. It leaves mineral spots on glass and fixtures. We can plan for easier-clean glass, the right finishes, and a spot for a softener or filter so the new bath stays looking new.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
