"They remodeled my bathroom and built a metal railing around my staircase. They did a great job on both projects, timely and responsive to all my requests. I would recommend JAC to anyone in the area."

What we see in Golden floors

Golden floors carry a lot of history, and a few headaches.

Golden was incorporated in 1871, and its floors range from century-old oak downtown to slabs in Applewood ranches to sun-blasted foothills great rooms. Golden sits on Clear Creek at an elevation of about 5,675 feet, and each of those floors needs a different plan. Here is what we run into.

Original oak under the carpet

Homes near the 12th Street Historic District often have real oak floors buried under old carpet. We lift a corner, check the thickness, and if there is meat left we sand and refinish it so you get a floor that new product cannot match.

Floors that settled out of level

Old homes move. After a hundred-plus years, floors dip and slope. We flatten the subfloor with the right underlayment and choose a flooring that hides a little movement, so the finished floor reads straight and stays quiet underfoot.

Expansive soil under slabs

Front Range claystone swells when it gets wet, and that can push a slab. Over a slab or a basement we check for moisture first and lean toward floors like luxury vinyl plank or engineered wood that tolerate a little movement.

Mountain sun and fade

Foothills homes above 6,400 feet in elevation take a lot of high-altitude UV through big south and west windows. That fades wood and some vinyl over time. We steer you toward finishes and products that hold their color in that strong mountain light.

Applewood ranch floors

Applewood mid-century ranches from the 1950s and 1960s often have hardwood over a wood subfloor or a slab. We match new wood to old where rooms meet, or run one clean floor through the main level to open the whole ranch up.

When flooring needs a permit

A straight floor swap usually does not need a permit. If we repair a rotten subfloor or fix moisture, that can pull a permit under City of Golden Municipal Code Chapter 15.08, or through Jefferson County in the foothills. We tell you up front which applies to your R-1 or R-2 lot.

Golden flooring questions

What homeowners ask us.

There is old hardwood under my carpet. Refinish it or replace it?
Often refinish. Homes near the 12th Street area frequently have original oak floors hiding under decades of carpet, and once sanded and sealed they look better than anything new. If a floor is too far gone or patched, we weave in matching wood or lay a new floor. We tell you which way is worth it after we lift a corner and look.
Do I need a permit to replace flooring in Golden?
A straight floor swap usually does not need a permit. If we repair a rotten subfloor, fix moisture, or touch structure, that can pull a permit with the City of Golden Building Division under Municipal Code Chapter 15.08, or with Jefferson County in the foothills. We tell you up front which applies. Confirm current fees with the city or county.
My floors are not level in my old Golden house. Can that be fixed?
Yes. Century-old homes settle, and floors go out of level over time. We check the subfloor, flatten what we can with the right underlayment, and pick a flooring that handles a little movement so it looks straight and does not squeak or gap.
Which floors hold up best over Golden slabs and basements?
Over a slab or basement on Front Range expansive soil, we lean toward floors that tolerate a little slab movement and moisture, like quality luxury vinyl plank or engineered wood with the right prep. We check for moisture first so your new floor is not fighting the ground under it.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
