What we see in Highlands Ranch flooring

Most homes here still have the original builder carpet.

Most Highlands Ranch floors we replace are in homes built after the first houses went up in 1981, on rolling ground at about 5,920 feet elevation. A few lots back up to Big Dry Creek and its floodplain, and the basements sit on a concrete slab over expansive soil. Here is what usually turns up.

Wall-to-wall builder carpet

The 1990s and 2000s homes here were floored in cheap carpet over a plywood subfloor, and after twenty-plus years it is matted and stained. Pulling it for luxury vinyl plank or hardwood is the single biggest change you can make to how the whole main floor feels.

Luxury vinyl plank for a busy house

These are big family homes with kids, dogs, and mud from the trails. Luxury vinyl plank shrugs all of that off, it is warm underfoot, and it goes right over most existing subfloors. It is the floor we install most in Highlands Ranch for a reason.

Hardwood that matches your stairs

On the main and upper levels we lay engineered or solid hardwood over the plywood subfloor. We flatten the subfloor, kill the squeaks while it is open, and match the new wood to your existing stair treads and trim so it looks original.

Moisture-test the basement slab first

Basement concrete gives off moisture, and around here the claystone under the slab swells when it gets wet. We moisture-test the slab and pick the right underlayment before we glue or float a floor down there, so it does not cup or lift a year later.

Stairs and transitions done clean

Two-story Highlands Ranch homes have a lot of stairs and doorways where floors meet. We wrap the stair treads, set tight transitions between rooms, and keep the heights even so nobody catches a toe going from tile to plank.

HRCA does not touch your floors

New floors are interior work, so the Highlands Ranch Community Association does not review them. You can pick any plank, board, or tile you want. If a bigger remodel touches an exterior wall, that part is where HRCA comes in, and we handle it.

Highlands Ranch flooring questions

What homeowners ask us.

Do I need a permit to replace floors in Highlands Ranch?
For a like-for-like floor covering swap, usually not. Highlands Ranch is unincorporated, so if a job does trigger a permit, say we move a wall or add a subfloor system, that permit goes through the Douglas County Building Division, not a city hall. We tell you up front whether your job needs one. Confirm current fees with Douglas County.
What flooring holds up best in a Highlands Ranch basement?
Luxury vinyl plank is the usual pick for a basement here. It handles the moisture that comes off a concrete slab and it does not mind a little slab movement from the expansive soils under this area. We moisture-test the slab first and use the right underlayment so the floor stays flat and quiet.
Can you put hardwood on my main floor?
Yes. On the main and upper floors of these 1980s to 2000s homes, engineered or solid hardwood both work well over the plywood subfloor. We check the subfloor is flat and dry, fix any squeaks while it is open, and match new hardwood to your stairs and trim.
Do I need HRCA approval to change my floors?
No. New floors are interior work, and the Highlands Ranch Community Association reviews exterior changes, not what you put on the floor inside. You can pick any flooring you like without HRCA sign-off.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
