What we see in Lakewood floors

Under most Lakewood carpet is a floor worth saving, or a slab worth testing.

Lakewood was incorporated in 1969 and much of it is 1950s and 1960s ranches, which usually means oak under the carpet and a concrete slab in the basement. At about 5,520 feet elevation the air is dry, and the ground is expansive Front Range soil. Both change what floor makes sense. Here is what usually turns up.

Original oak under the carpet

Ranches in Applewood, Eiber, and Morse Park often have narrow-strip oak floors hiding under decades of carpet. If there is enough wood left, we sand and refinish them for far less than new floors, and they usually look better than anything on the shelf.

Slabs over expansive soil

The Front Range sits on expansive claystone that moves with moisture. A basement or slab-on-grade floor pulls moisture that will ruin a glue-down or floating floor. We test the concrete first, then add the right vapor control before anything goes down.

Dry air and wood movement

Dry mile-high air makes solid wood shrink and swell with the seasons. We acclimate the material in your home before install and leave the correct expansion gaps so the floor does not cup or gap once the furnace runs all winter.

Bear Creek and low-lying homes

Homes near Bear Creek can sit close to a mapped floodplain, where a wet spring pushes moisture up through the slab. For those we lean toward a waterproof LVP or tile over the right underlayment, so a damp basement does not cost you the floor.

UV fade on the west side

Big windows facing Green Mountain look great, but the high-altitude sun fades wood and darker floors fast. We help you pick a finish and a color that hold up, and talk through where a more fade-resistant product makes sense.

New Belmar units

Belmar condos and townhomes are newer, but the builder floor is often the first thing owners want gone. We swap it for real hardwood, engineered wood, or a better LVP, and we work with the HOA rules on sound underlayment between units.

Lakewood flooring questions

What homeowners ask us.

There is original hardwood under my carpet. Can you refinish it?
Often yes. A lot of 1950s and 1960s Lakewood ranches in Applewood, Eiber, and Morse Park have narrow-strip oak floors hiding under old carpet. If they have enough thickness left, we sand and refinish them for a fraction of the cost of new floors, and they usually look better than anything you can buy today.
Can you put hardwood or LVP over my basement or slab floor?
We can, but we test the concrete for moisture first. Lakewood sits on expansive Front Range soil, and slabs and below-grade floors pull moisture that will ruin a glue-down or a floating floor if you skip the test. We check it, add the right underlayment or vapor control, and then install.
Does the dry Colorado air affect wood floors?
Yes. At about 5,520 feet elevation the air is dry, so solid wood moves as the seasons change. We let the material acclimate in your home before install and leave the right expansion gaps so the floor does not cup, gap, or buckle later.
What flooring works best in a busy Lakewood house?
For kids, pets, and a walkout that sees snow and mud, a good luxury vinyl plank is hard to beat: waterproof, tough, and warm underfoot. We also install tile, engineered wood, and refinished oak. We walk your house and match the floor to how each room actually gets used.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
