What we see in Highlands Ranch interior painting

Most homes here have never lost the builder white.

Most Highlands Ranch interiors we repaint are in homes built after the first houses went up in 1981, on rolling ground at about 5,920 feet elevation where the sun is strong. A few lots back up to Big Dry Creek and its floodplain. These are drywall homes, not old plaster, so the prep is different. Here is what usually turns up.

The original builder flat white

Almost every home here left the builder in the same flat white top to bottom, and after twenty-plus years it is scuffed and yellowed. A fresh color and a washable finish is the fastest, cheapest way to make the whole house feel updated.

Sun-faded south and west rooms

At about 5,920 feet the sun is harder on paint, and the rooms that face south and west fade first. We use quality paint rated to hold its color so the wall by the big front window does not look different from the rest of the room in a couple of years.

Drywall prep, not plaster

Highlands Ranch homes are drywall, so the work is patching nail pops, dents, and settling cracks, then sanding it flat. We fill and sand every flaw, caulk the trim, and prime bare spots so the finish coat looks smooth, not patched over.

Paint your color, no HRCA needed

Interior paint is not reviewed by the Highlands Ranch Community Association, so you can pick any color you want inside. It is only an exterior color change that needs HRCA approval first. Inside your walls, the choice is yours.

Fresh paint after a remodel

A lot of our painting here follows a kitchen, bath, or finished basement. We come in behind the remodel, touch up or repaint the whole space, and tie the new work into the rest of the house so it does not look bolted on.

Dry air, clean cut lines

The dry Front Range air means paint flashes off fast, which can leave lap marks if it is rushed. We work the room in the right order, keep a wet edge, and cut clean lines at the ceiling and trim so the finish is even wall to wall.

Highlands Ranch painting questions

What homeowners ask us.

Do I need HRCA approval to paint the inside of my house?
No. The Highlands Ranch Community Association reviews exterior changes, so an interior repaint needs no HRCA sign-off. You can pick any interior color you like. If you ever change an exterior paint color, that part does need HRCA approval first, and we can help with it.
Do I need a permit to paint the interior in Highlands Ranch?
No. Interior painting on its own does not pull a permit through Douglas County. A permit only comes into play if painting is part of a bigger remodel that moves walls, plumbing, or electrical. Highlands Ranch is unincorporated, so any permit that is needed goes through the Douglas County Building Division.
Why does my south-facing room fade faster?
Highlands Ranch sits at about 5,920 feet elevation, so the sun is stronger and harder on paint than at lower altitude. South- and west-facing rooms take the most direct light and fade first. We use quality paint rated to hold its color and finish so those rooms stay even for years.
Do you patch drywall and repair before painting?
Yes. Highlands Ranch homes are drywall, not old plaster, so prep is about patching nail pops, dents, and cracks, then sanding smooth. We fill and sand every flaw, caulk the trim, and prime bare spots so the finish coat lies flat and looks new.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
