What we see painting in Lakewood

A good Lakewood paint job is mostly what happens before the paint.

Lakewood was incorporated in 1969, and much of it is 1950s and 1960s ranches with plaster and early drywall. At about 5,520 feet elevation the dry air and strong sun change how paint goes on and how long it lasts. Here is what usually turns up, and how we handle it.

Cracks in old plaster and drywall

Ranches in Applewood, Eiber, and Glennon Heights crack along seams as the house moves on expansive soil. Paint over an unprepped crack and it returns fast. We fix the cracks, tape and skim where needed, and prime before a drop of color goes up.

High-altitude UV fade

Rooms facing south and west, especially toward Green Mountain and out near Kendrick Lake, fade quickly under the strong sun. We use quality paints that hold their color and can point you to finishes and colors that last in a bright room.

Pre-1978 lead paint

A lot of Lakewood's ranch stock predates 1978, so older layers can contain lead. When we disturb old paint we follow lead-safe RRP practices: contained areas, careful cleanup, and the right prep so dust does not spread through the house.

Old oil-based trim

Mid-century homes often have oil-based paint on the trim and doors. Fresh latex will peel off it without the right bonding prep. We scuff, clean, and prime so the new finish actually sticks and stays smooth.

Dry air, flashing, and lap marks

Dry mile-high air makes paint set fast, which shows lap marks and flashing if the crew rushes the cut lines. We keep a wet edge, work the room in the right order, and light-check the walls before we call it done.

New Belmar units

Belmar condos and townhomes are newer, so the walls are usually drywall in good shape. That job is about clean lines, the right color, and protecting floors and shared halls. We mask well, work tidy, and follow the building rules on hours and elevators.

Lakewood painting questions

What homeowners ask us.

My Lakewood walls have hairline cracks. Will paint hide them?
Not on its own. Older Lakewood ranches have plaster and early drywall that cracks along seams as the house moves on expansive soil. Paint over an unprepped crack and it comes right back. We fix the cracks, tape and skim where needed, prime, and then paint, so the wall stays smooth.
Why do my south and west rooms fade so fast?
At about 5,520 feet elevation the sun is strong, and rooms facing south or west, especially toward Green Mountain, take a beating. We use quality paints that hold their color longer and can steer you toward finishes and colors that stand up to the high-altitude UV.
My house is from the 1950s. Should I worry about lead paint?
Homes built before 1978 can have lead paint under newer coats, and much of Lakewood's ranch stock predates that. We follow lead-safe RRP practices when we disturb old paint: contained work areas, careful cleanup, and the right prep so you are not spreading dust through the house.
Can you paint a newer Belmar condo or townhome too?
Yes. Belmar units are newer, so the walls are usually drywall in decent shape. That is mostly about clean lines, good color, and protecting floors and shared spaces. We work tidy, mask well, and respect the building rules on hours and elevators.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
