What we see in Denver kitchens

Denver kitchens were built closed off. We open them up.

Older Denver homes put the kitchen at the back, walled off from the dining room, on wiring and plumbing from another era. After enough of these, the same handful of things show up. Here is what we plan for.

Most Denver kitchens we work on are in homes near Cherry Creek and the South Platte River, built not long after the city was founded in 1858. At 5,280 feet elevation, the dry mile-high air and the old expansive clay soils are part of every job here, and a few of these blocks sit inside a Denver historic district.

The wall to the dining room

The number one ask in Wash Park, Platt Park, and Congress Park is taking down the wall between a small kitchen and the dining room. In these bungalows and Denver Squares that wall is usually load-bearing. We size a beam to carry the load, so you get the open kitchen and the ceiling stays where it belongs.

Old wiring on too few circuits

A pre-1950 Denver kitchen often runs the whole room on one or two old circuits, sometimes cloth-wrapped or knob-and-tube. A modern kitchen needs dedicated circuits for the range, the microwave, the dishwasher, and the counter outlets. We update the wiring back to the panel so nothing trips when you run the toaster.

Galvanized pipe behind the sink wall

Open the sink wall in an older Denver home and you often find galvanized supply lines rusted half closed. While it is open, we swap the supply and drain lines that feed the kitchen, so your new faucet has real pressure and the disposal drains right.

Plaster and lath, not drywall

Older Denver kitchens are plaster over wood lath, and the walls are rarely square. Demo is dustier and cabinets need shimming. We seal the room off, run dust control, and set the boxes level so the doors and counters line up.

The rear stair and back door

Denver Squares and a lot of bungalows have a back stair or rear entry landing right off the kitchen. That footprint drives the layout. We work the pantry, the fridge, and the mudroom drop zone around it instead of fighting it.

The Denver permit

Move plumbing or electrical, or take out a wall, and it pulls a permit with City and County of Denver through their E-permits system and gets inspected. We handle the paperwork and the inspections. It protects your home value and means the beam and the wiring are actually to code.

Denver kitchen questions

What homeowners ask us.

Can you take out the wall between my Denver kitchen and dining room?
Often yes, but in older Denver homes that wall is usually load-bearing. We check what it holds, size a beam to carry the load, and pull the permit so the opening is safe and inspected. Opening up a closed bungalow or Denver Square kitchen is the most common ask we get in this city.
Do I need a permit to remodel a kitchen in Denver?
If we move plumbing, add or change electrical, or take out a wall, yes. That work pulls a permit with City and County of Denver and gets inspected. A cabinet-and-counter swap with no moved services may not. We handle the permit and the inspections. Confirm current fees with the city.
My older Denver house has old wiring and pipes. Does the kitchen need updates?
Usually. A pre-1950 Denver kitchen often runs on one or two old circuits and galvanized supply lines. A modern kitchen needs dedicated circuits for the range, microwave, dishwasher, and small appliances, plus updated supply and drain lines. We plan that in so your new kitchen is safe and to code.
How long does a Denver kitchen remodel take?
A full kitchen is often about six to ten weeks once cabinets and materials are on site, longer if we move walls, wait on the beam, or hit surprise wiring or plumbing behind plaster. We give you a real schedule up front and tell you when the cabinets land.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
