What we see in Golden kitchens

Golden kitchens come in three flavors, and each has its own surprises.

Golden runs from 1870s brick homes near downtown to 1950s ranches in Applewood to custom homes in the foothills. Golden sits on Clear Creek at an elevation of about 5,675 feet, and the kitchen we find depends a lot on which part of town you are in. Here is what usually turns up.

The closed-off downtown kitchen

Homes near the 12th Street Historic District were built between the 1870s and 1920 with the kitchen walled off in back. Taking out that wall to the dining room is the number one ask, and it is often load-bearing or brick, so we size a real beam for it and open the space up.

Applewood mid-century ranches

Applewood, just outside the city line, is full of brick ranches from the 1950s and 1960s with tight galley kitchens. We open the layout and update cabinets, counters, and wiring while keeping the clean mid-century lines that make those homes special.

Foothills kitchens on a well

Up in Genesee, Lookout Mountain, and Mount Vernon Canyon, a lot of homes run on a private well with hard water and uneven pressure. We plan the sink, filtration, and any pot filler around that so your new fixtures actually perform.

Plaster, old wiring, and out-of-level floors

Older in-town kitchens hide plaster-and-lath walls, early wiring, and floors that have settled off level. We open things up carefully, bring the electrical up to code, and shim the runs so your new cabinets sit straight and the doors line up.

The right permit for your address

Move plumbing, gas, or electrical inside the city and it pulls a permit under City of Golden Municipal Code Chapter 15.08 and gets inspected. Foothills homes in unincorporated Jefferson County permit through the county instead. We know which zone (R-1, R-1A, or R-2) and which office your street falls in, and we handle it.

Historic homes and the exterior rule

If your home is in a Golden historic district, most exterior changes need a Certificate of Appropriateness from the Historic Preservation Board. A kitchen remodel is usually interior work, so it is normally clear, but if we touch a window or an exterior wall we flag it and plan for the review.

Golden kitchen questions

What homeowners ask us.

Do I need a permit to remodel a kitchen in Golden?
If we move plumbing or gas, change electrical, or take out a wall, yes. In the city that pulls a permit with the City of Golden Building Division under Municipal Code Chapter 15.08 and gets inspected. Foothills and unincorporated homes like Genesee or much of Applewood permit through Jefferson County instead. We handle the paperwork and the inspections. Confirm current fees with the city or county.
Can you take out the wall between my kitchen and dining room?
Usually yes. In older in-town Golden homes near the 12th Street area, kitchens were built closed off, and the wall is often load-bearing or masonry. We check the framing, add a beam sized for the span, and open it up so the kitchen finally connects to the rest of the house.
My Applewood ranch has an original 1950s kitchen. What is worth changing?
Applewood is full of brick mid-century ranches from the 1950s and 1960s with tight galley kitchens. We open the layout, replace the old cabinets and wiring, and keep the clean mid-century lines that make those homes worth owning.
We are on a well up in the foothills. Does that affect the kitchen?
It can. Homes in Genesee, Lookout Mountain, and Mount Vernon Canyon are often on private wells with hard water and variable pressure. We plan the sink, filtration, and any pot filler around that so your new fixtures work the way they should.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
