What we see in Highlands Ranch kitchens

Most kitchens here were built once and never touched.

Most Highlands Ranch kitchens we work on are in two-story homes built after the first houses went up in 1981, on rolling ground at about 5,920 feet elevation. Some back up to Big Dry Creek and its floodplain, and every one of them permits through Douglas County, not a city. Here is what usually turns up.

The original builder kitchen

Oak cabinets, laminate counters, a dropped soffit, and a single row of can lights. That was the standard in Northridge, Westridge, and the rest of the 1980s and 1990s neighborhoods. New cabinets, stone counters, and better lighting bring it forward thirty years.

Opening the wall to the family room

The number-one ask in Highlands Ranch is taking down the wall that closes the kitchen off from the family room. In these newer framed homes that wall is often not load-bearing, but we check first, and if it is, we size a beam and pull the permit.

An island the family actually uses

These are big family homes, and the old galley layouts waste the space. We work in a real island with seating and storage so the kitchen becomes the spot everyone ends up, not a room you pass through.

Wiring brought up to code

A 1980s kitchen was not wired for today's appliances and small-appliance loads. When we remodel, we add the dedicated and GFCI circuits the current code wants, all under a Douglas County permit and inspection so it is safe and it is legal.

HRCA and the exterior

An interior kitchen is not HRCA design-reviewed. But if you want a new window over the sink, a garden door to the deck, or a bump-out, that exterior part needs Highlands Ranch Community Association approval first. We help you handle that before demo.

The Douglas County permit

Move plumbing or gas, change electrical, or take out a wall and it pulls a permit through the Douglas County Building Division in Castle Rock. We handle the paperwork and the inspections. It protects your home value and it means the work is actually to code.

Highlands Ranch kitchen questions

What homeowners ask us.

Do I need a permit to remodel a kitchen in Highlands Ranch?
If we move plumbing, add or change electrical, or take out a wall, yes. Highlands Ranch is unincorporated, so that permit goes through the Douglas County Building Division in Castle Rock, not a city hall. A like-for-like cabinet and counter swap may not need one. We pull the permit and schedule the inspections. Confirm current fees with Douglas County.
Can you open the wall between my kitchen and family room?
Usually yes, and it is the most common ask in Highlands Ranch. Many 1980s and 1990s homes here close the kitchen off from the family room. In these newer framed homes that wall is often not load-bearing, but we verify before we cut and add a beam and a permit if it is.
Do I need HRCA approval to remodel my kitchen?
An interior kitchen remodel is generally not reviewed by the Highlands Ranch Community Association. HRCA design review is for exterior changes. If your kitchen project adds a new exterior window or door or a bump-out, that part usually needs HRCA approval, and we help you get it before we start.
My Highlands Ranch kitchen is original builder grade. Is it worth updating?
Very often yes. A lot of homes here still have the original oak cabinets, laminate counters, and a closed-off layout from the 1980s and 1990s. New cabinets, counters, lighting, and an open wall change how the whole main floor feels and lives.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
