What we see in Lakewood kitchens

Most Lakewood kitchens are a mid-century ranch or a new Belmar unit.

Lakewood grew up fast after the war and was incorporated in 1969, so a big share of the city is 1950s and 1960s ranches. The other half of our calls now come from the newer condos and townhomes at Belmar. The kitchen we find depends a lot on which one you own. Here is what usually turns up.

The closed 1950s galley

Ranches in Applewood, Eiber, Glennon Heights, and Morse Park were built with the kitchen walled off from the dining room. Taking out that wall is the number one ask. It is often load-bearing, so we size a real beam for the span and open the space up.

Old wiring behind the plaster

A mid-century Lakewood kitchen usually ran on a couple of circuits. A modern kitchen needs dedicated circuits for the fridge, the microwave, the disposal, and the counter outlets. We bring the electrical up to current code while the walls are open.

Newer Belmar condos and townhomes

Belmar was built new starting in 2004 on the old Villa Italia mall site. Those kitchens are modern but often builder-basic. We upgrade the cabinets, counters, and lighting, and we plan around the HOA rules and the shared-wall plumbing that come with a condo or townhome.

1920s homes near West Colfax

Pockets like Mountair and Molholm have older homes, some dating to the 1920s, with small closed-off kitchens and dated plumbing. We open the layout and replace the old galvanized supply lines while we are in the wall.

The right permit for your address

Move plumbing, gas, or electrical and it pulls a permit with the City of Lakewood, not Jefferson County, because Lakewood is its own home-rule city. Your lot sits in a district like R-1 or R-2 under Lakewood Municipal Code Title 18A. We apply through the city eTRAKiT portal and handle the inspections.

Hard water and altitude

At about 5,520 feet elevation, Lakewood sees dry air and hard Front Range water. That matters for your faucet, a pot filler, and any filtration. We plan the fixtures around it so the kitchen works the way you expect.

Lakewood kitchen questions

What homeowners ask us.

Do I need a permit to remodel a kitchen in Lakewood?
If we move plumbing or gas, change electrical, or take out a wall, yes. Lakewood is its own home-rule city, so that work pulls a permit with the City of Lakewood Building and Construction Permits division and gets inspected, not with Jefferson County. You apply and schedule inspections through the city eTRAKiT portal. We handle the paperwork and the inspections. Confirm current fees with the city.
Can you take out the wall between my kitchen and dining room?
Usually yes. A lot of Lakewood ranches from the 1950s and 1960s in Applewood, Eiber, and Glennon Heights were built with a closed galley kitchen. That wall is often load-bearing. We check the framing, add a beam sized for the span, and open it up so the kitchen finally connects to the rest of the house.
My Applewood ranch has an original 1950s kitchen. What is worth changing?
Applewood and the other mid-century neighborhoods are full of brick ranches from the 1950s and 1960s with tight galley kitchens and old wiring. We open the layout, replace the cabinets and counters, add the dedicated circuits a modern kitchen needs, and keep the clean mid-century lines that make those homes worth owning.
I have a newer condo or townhome in Belmar. Can you remodel that kitchen?
Yes. Belmar was built new starting in 2004 on the old Villa Italia site, so those kitchens are modern but often builder-basic. We upgrade cabinets, counters, and lighting, and we work with the HOA rules and shared-wall plumbing that come with a condo or townhome.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
