What we see in Highlands Ranch bathrooms

Most baths here are builder grade and ready for a change.

Most Highlands Ranch bathrooms we work on are in homes built after the first houses went up in 1981, on rolling ground at about 5,920 feet elevation. A few back up to Big Dry Creek and its floodplain, and every one permits through Douglas County, not a city. Here is what usually turns up.

The unused garden tub

The 1990s and 2000s primary baths here almost all came with a big corner garden tub that nobody actually soaks in. We pull it and build a large walk-in shower with a bench and a real waterproof system, and we can keep a freestanding soaker if you still want a tub.

Builder-grade hall baths

The kids' and guest baths came with the cheapest vanity, a basic tub surround, and a builder mirror. New tile, a real vanity, and better lighting make these small rooms feel twice as nice for not a lot of money.

Waterproofing done right

Most shower callbacks in this county are leaks from a shower that was never waterproofed correctly. We build showers with a real waterproof system behind the tile, not just backer board and hope, so a Highlands Ranch shower lasts.

Hard water on your fixtures

Front Range water is hard, and it spots glass and shortens the life of valves. We plan for it with the right fixtures and glass coatings so your new shower still looks new a few years in.

HRCA and the exterior

An interior bath is not HRCA design-reviewed. But if we add a new window for light or a bath fan vent through an exterior wall, that part needs Highlands Ranch Community Association approval first. We handle that step so nothing stalls.

The Douglas County permit

Move plumbing or electrical and it pulls a permit through the Douglas County Building Division. We handle the paperwork and the inspections. It protects your home value and it means the work is actually to code.

Highlands Ranch bathroom questions

What homeowners ask us.

Do I need a permit to remodel a bathroom in Highlands Ranch?
If we move plumbing, add or change electrical, or move a wall, yes. Highlands Ranch is unincorporated, so that permit goes through the Douglas County Building Division, not a city hall. A like-for-like cosmetic refresh may not. We pull the permit and schedule the inspections so it is done to code. Confirm current fees with Douglas County.
Can you turn my garden tub into a big walk-in shower?
Yes, and it is the most common primary-bath request in Highlands Ranch. A lot of homes here were built with a large corner garden tub nobody uses. We take it out and build a bigger walk-in shower with a real waterproof system behind the tile, and we can keep a soaking tub too if you want both.
Do I need HRCA approval for a bathroom remodel?
An interior bathroom remodel is generally not reviewed by the Highlands Ranch Community Association. HRCA review is for exterior work. If we add a new exterior window for light or venting, that part usually needs HRCA approval first, and we help you get it before we start.
How long does a Highlands Ranch bathroom remodel take?
A standard full bath is often about three to five weeks once materials are on site, longer if we hit a surprise or wait on a Douglas County inspection. We give you a real schedule up front and tell you the day the tile setter starts.
Are you licensed and insured?
Yes. JAC Enterprise is licensed and insured. License and insurance details come with your written estimate.
